Located directly opposite the University of Ulster’s expanded Belfast campus, 48–52 York Street is a major purpose-built student accommodation (PBSA) development, designed to meet growing demand for high-quality student living in the heart of the city.

As Director at RMI Architects, Rob Jennings led the design stages of the project — from concept through planning approval, value engineering, and site start. Drawing inspiration from Belfast’s historic streetscapes, the design features a chamfered corner block that references the former Bank of Ireland building nearby. The scheme adopts a traditional façade rhythm, establishing a strong urban presence at a prominent junction.

Originally envisioned with a richly layered façade, the project was reworked during the post-Covid construction inflation period. Rob guided a detailed value engineering process that maintained the architectural integrity while making the scheme deliverable within revised budget parameters. Despite market challenges, the 307-unit development moved to site in 2023 and was completed in 2024 — providing modern, well-located student housing within walking distance of the university.
