Feasibility & Concept Design

The next step is to explore the possibilities of your project. We identify early challenges and recommend necessary surveys. Through initial concept and strategic-level design explorations, we scope out project options and collaborate with you to establish the general design direction. This stage is crucial for refining the project’s scope and ensuring clarity before moving forward.

Planning & Approvals

We handle the complexities of securing planning and listed building consents. This includes developing detailed design proposals, consulting with community stakeholders, and engaging statutory and historic building authorities to address specific challenges. Our expertise ensures a smooth application process and successful outcomes that align with your goals.

Detailed Design

At this stage, we prepare comprehensive design packs, including construction drawings and specifications, while coordinating inputs from other consultants. We manage building control or BCAR submissions, assist in contractor selection, prepare tender documents, review tender returns, and align project costs with your budget. Throughout the process, we work closely with the project cost consultant to manage risks and unforeseens, monitor the project scope, programme, and budget against the initial agreed brief, and seek client approval at the end of each stage before moving to the next.

Delivery

Rejen oversees the construction phase with a commitment to maintaining design excellence and delivering your project on time and within budget. We handle contract administration, resolve contractor queries, chair site progress meetings, and manage follow-up actions to ensure a smooth build. We also manage building control approvals, oversee commissioning and handover, and certify practical completion, ensuring your project is delivered to the highest standards and ready for its intended use. Our proactive approach ensures the vision established at the outset becomes a reality with precision and care.

Handover & Completion

We guide you through the final stages to ensure your project is delivered to the highest standard. We carry out detailed inspections, coordinate snagging works, and work closely with the contractor to resolve any outstanding issues. Our goal is to hand over a building that not only meets but exceeds your expectations — a place where your vision is fully realised, ready to be enjoyed and celebrated.

The Studio

Our Belfast studio is located on Hill Street in the heart of the city’s historic and vibrant Cathedral Quarter — a cultural hub known for its creativity, independent spirit, and thriving arts scene. Surrounded by listed warehouses, galleries, and some of Belfast’s best hospitality venues, it’s a fitting base for a practice dedicated to breathing new life into old buildings and places. In 2025, we established a shared workspace presence in Dublin on Harcourt Street — a prime location in the heart of the capital, close to many of our clients and collaborators. This new foothold allows us to work more closely with development teams across Ireland and support our growing portfolio of projects in the region.

The Team

Rejen Architects is led by Founder and Managing Director Rob Jennings. Our core team is based in our Hill Street Belfast studio, while Rob splits his time between Belfast and Dublin to support projects across the island. We are supported by a trusted network of external consultants and our collaborations with both local and London-based architecture practices – enabling us to scale and tailor our teams to meet the specific needs of each project.

Rob is the Founder and Managing Director of Rejen Architects. With over 25 years of experience across a wide range of sectors, he brings particular expertise in heritage-led regeneration and sustainable design. An accredited Conservation Architect, Rob has delivered award-winning projects throughout the UK and Ireland — from adaptive reuse and cultural buildings to student accommodation, energy infrastructure, and housing schemes. His work is driven by a belief in the power of architecture to improve lives — creating places that are vibrant, purposeful, and built to last.
